In August 2026 the Telangana Industrial Infrastructure Corporation put Plot P1 in Raidurg up for auction. It sold for Rs 264 crore an acre, the highest price land has ever reached in Hyderabad.

The plot measured 5.25 acres. The total was Rs 1,386 crore. The reserve had been set at Rs 175 crore an acre, so the final price came in 50.9 percent above the floor. MSN Realty won it.

Three months earlier the same corporation had sold land at Rs 237 crore an acre. That was the record then. It lasted about ninety days.

What that price does to a flat

One acre is 43,560 square feet. Divide Rs 264 crore by that and the land alone cost about Rs 60,600 per square foot. No foundation, no concrete, no lift. That is the price of empty ground.

A developer who pays that has one way to make the arithmetic work: build a great deal of saleable area on top of it. This is why the western corridor keeps going taller. It is not an architectural preference. It is division.

How we read it

Raidurg has stopped being a market a private buyer can enter at the land level. What it still is, usefully, is a price marker. When you are weighing a project two kilometres away, what the ground under it cost the developer tells you what they must charge you for the flat.

That is the number we go looking for before we bring you anything in this belt.
