Financial District

The main reason for high prices in west Hyderabad is not in the brochures. It is the jobs.

The Financial District has replaced HITEC City as the centre of the city's growth. Kokapet, Nanakramguda, Narsingi and Gachibowli are around it. Home prices in those areas depend on how near they are to it.

Why this is important when you buy a home

When you sell a home, you need a buyer. So ask: who will want this home in ten years, and why? Near a large, established office area, the answer is simple. That is good. Further away, the answer depends on roads and metro lines that are only announced, not built.

You do not always see this difference in the price per sq ft. You see it when you try to sell.

What we check here

For a home near the Financial District, we check the same six things that we check everywhere:

• the RERA registration and approvals, shown to you
• the title and land documents, before you pay
• the full cost sheet, with every charge
• the delivery record of the developer, checked by us
• the items that the buyer must pay for or do
• your exit: who can buy from you later, and why

For commercial property, we also check the tenants, the lease terms and how many buyers there are for that type of property.

A home near a large office area keeps its value best. A developer cannot add this later. That is why we are careful about a cheaper home that is 15 minutes further away.
