Kokapet sets the highest prices in west Hyderabad. A family may ask us if a home in Narsingi or Tellapur is expensive. To answer, we usually start by comparing it with Kokapet.

So Kokapet is useful even to buyers who never buy here.

What the numbers say

In 2025, Hyderabad registered 75,222 homes, with a total value of ₹52,351 crore. The number of homes stayed flat. The total value went up by 11 percent.

The growth was at the top of the market. Registrations above ₹1 crore went up by 35 percent. These homes are now about 21 percent of all registrations, and about half of the total value. Most homes in Kokapet are in this price band.

So Kokapet is not expensive by accident. It is expensive because this part of the market is growing.

The caution

Hyderabad has more unsold homes than any other major Indian city. At the current speed of sales, it will take almost two years to sell them. Across India, unsold homes priced from ₹2 crore to ₹5 crore went up by 43 percent in the first half of 2026.

Many homes in Kokapet are in that price band.

This does not make Kokapet a bad choice. But here, the tower that you choose is more important than the area.

When an area has many unsold homes, do not try to reduce only the price. Ask for a better floor, a better facing, an easier payment schedule or more parking. Buyers who argue only about the price usually lose, and then think that no deal was possible. Usually, a deal was possible.
