Narsingi is one of the areas with premium demand in west Hyderabad. Many buyers come here after they decide that Kokapet costs more than they want to spend.

That is a sensible step. But at this point, the questions change.

What the step out gives you, and what it costs

When you move out of a benchmark area, you usually get more sq ft. But you get less proof of value.

In an established area, you can see what sold nearby, and you can compare prices. In a newer area, there are fewer sales, so the value depends more on the developer's price. Sometimes the developer is right. When the developer is wrong, you find out when you sell, not when you book.

This is not a reason to avoid Narsingi. It is a reason to put the comparison in writing.

What we check

• The price against nearby areas on the same roads.
• The reasons for growth, named clearly.
• Your exit: who can buy this home from you in ten years, and why.
• Density and the quality of the homes around you, because your neighbours are part of what you buy.
