1. Who are we?

House of Investors operates this website. House of Investors is the brand of The House of Investor Consulting LLP, registered with TG-RERA under no. A02400005018. We are a real estate wealth house. Our office is at Flat 408, Aparna Greens, Nanakramguda, Hyderabad, Telangana 500032, India. In these terms, "we", "us" and "the house" mean House of Investors. "You" means any person who uses this site.

By using the site you accept these terms. If you do not accept them, please do not use the site.

2. What is this site for?

This site describes who we are and how we work. It is an introduction to a conversation.

3. Is this site advice?

This is the most important section on this page.

Nothing on this site is an offer, a solicitation, or investment advice. Nothing here is a recommendation to buy, sell or hold any property, land, security or financial product. No content on this site creates an advisory relationship between us.

We are not a stockbroker, a mutual fund distributor, an investment adviser registered with SEBI, or a bank. When work needs a licensed professional, a qualified professional from our network does it. Their own terms, eligibility rules, documents and the applicable regulations apply.

An advisory relationship with us starts only after a private consultation, and only when we both agree to it in writing.

4. Can I rely on project details?

When we name a project, give a price, give a size or show a plan, the information comes from the developer or from public records. It can change without notice.

• Prices on this site are estimates. The developer sets the final price.
• An artist's impression is a drawing. It is not a photograph of a finished building.
• Check all dimensions against the final agreement drawings before you use them.
• Each project page shows the developer's RERA registration. Check it yourself on the Telangana RERA portal.
• Availability, payment terms and possession dates can change. Confirm them with us in writing before you act.

Do not commit money because of a web page. We document each engagement separately.

5. Can I lose money?

All investments carry risk, including the risk that you lose money. Property is slow to sell. You may not be able to sell when you want, or at the price you want. Past performance of a market, area, developer or asset does not guarantee future results. Any estimate on this site is an opinion, not a promise.

You are responsible for your own decisions. Get independent legal, tax and financial advice before you commit.

6. What must I not do on this site?

You agree not to:

• use the site for anything unlawful, or in a way that breaks any applicable regulation;
• attempt to gain unauthorised access to the site, its server, or any connected system;
• introduce malicious code, or attempt to disrupt or overload the site;
• scrape, harvest or systematically extract content for a commercial purpose without our written permission;
• submit false information, or submit another person's details without their permission.

7. What happens when I send an enquiry?

When you send an enquiry, you confirm that the details are yours and are correct. You also agree that we can contact you about it by phone, email or WhatsApp. Our privacy policy tells you how we use this data.

Do not send confidential documents, identity documents or financial statements through the enquiry form. When we need them, we will tell you a secure way to send them.

8. Who owns the content?

The content of this site belongs to us, or we use it with permission. This includes the text, layout, design, and the House of Investors name and mark. You can read it, print it and share links to it. You must not publish it again, sell it, or say that it is yours.

Developer names, project names and logos on this site belong to their owners. Where we hold a mandate, we show them with permission. We give the published source for all market data. Research from Knight Frank, Anarock, ICRA and the Telangana registration authorities belongs to those organisations. We quote it with credit.

9. What about links to other sites?

We link to other sites, such as YouTube, WhatsApp and social media. We do not control them. We are not responsible for their content or how they use your data. Those sites have their own terms.

10. Will the site always work?

We try to keep the site available and correct. But we do not guarantee that it will always be available, without breaks or without errors. We can change, stop or remove any part of it without notice.

11. What are we not responsible for?

To the extent Indian law allows, we are not liable for any indirect or consequential loss, loss of profit, loss of opportunity, or loss of anticipated savings arising from your use of this site or from reliance on anything published on it.

Nothing in these terms limits liability for fraud, for fraudulent misrepresentation, or for anything else that cannot lawfully be limited.

12. Can these terms change?

We can update these terms. The version on this page is the one that applies. The date at the top shows when we last changed it. If you continue to use the site after a change, you accept the new terms.

13. Which law applies?

These terms are governed by the laws of India. The courts at Hyderabad, Telangana have exclusive jurisdiction over any dispute arising from them or from your use of this site.
