What you are actually buying

In a settled belt you are buying liquidity more than upside. There are existing residents, an existing rental market, and existing comparable sales, which means when you come to sell there is a price discoverable from actual transactions rather than from a developer's expectation.

That matters more than most buyers weight it. Property is illiquid at the best of times. A market with real depth is the difference between choosing when you exit and waiting for someone to appear.

The trade

The cost of that is ceiling. The steepest appreciation in a corridor usually happens while it is still unproven, and Gachibowli is past that. Buyers who want the sharper curve look further west and accept the risk that comes with it.
