New money in Hyderabad is going to west Hyderabad. Much of the older money is already in Banjara Hills.
This difference is important. The two areas behave differently, so you must not judge them with the same test.
Few homes, not fast growth
West Hyderabad grows because new supply arrives: new towers, new jobs and new roads. Banjara Hills is the opposite. There are very few new homes. Land is rarely available, and when it is, it rarely comes to the open market.
So prices here may not multiply. But they also do not usually fall, because a large number of new homes cannot easily arrive to compete with yours.
For a family that plans for the next generation, not for a quick sale, this is often more useful.

We check the same six things that we check everywhere. Here, we give more importance to the title and documents. Older properties in central Hyderabad have longer document histories, and problems hide in long histories. We always check the title and land documents before you pay anything.
