Kokapet is where west Hyderabad's price ceiling is set. When a family asks us whether something in Narsingi or Tellapur is expensive, the honest answer usually starts by putting it next to Kokapet.
That makes the belt useful even to buyers who never purchase here.
What the numbers say about this end of the market
Hyderabad recorded 75,222 residential registrations in 2025, worth Rs 52,351 crore. Volume was flat. Value rose 11 percent.
The movement was at the top. Registrations above one crore jumped 35 percent and now make up about 21 percent of all registrations, and roughly half of total transaction value. Kokapet sits squarely inside that band.
So the belt is not expensive by accident. It is expensive because that is the part of the market that is actually growing.
The caution
Hyderabad also carries the highest unsold inventory of any major Indian city, close to two years of it at the current rate of selling, and nationally the sharpest build-up has been in the Rs 2 crore to Rs 5 crore segment, where unsold stock rose 43 percent in the first half of 2026.
That band overlaps a great deal of what Kokapet is selling.
None of which makes the belt a bad position. It makes it a belt where which tower you buy in matters more than whether you buy in the belt at all.

In a corridor carrying this much stock, your leverage is not the sticker price. It is the floor, the facing, the payment schedule and the parking. Buyers who negotiate only on headline price tend to lose that argument and walk away thinking there was no deal available. There usually was.
