One acre in Raidurg just sold for ₹264 crore
TGIIC auctioned 5.25 acres in Raidurg for ₹1,386 crore. That is ₹264 crore an acre, a Hyderabad record and 50.9 percent above the reserve.
In August 2026, the Telangana Industrial Infrastructure Corporation put one plot of land in Raidurg up for auction. It sold for ₹264 crore an acre.
That is the highest price land has ever reached in Hyderabad.
The plot is called P1. It measures 5.25 acres. The total price was ₹1,386 crore. The auction ran on the MSTC platform, with JLL as transaction advisor.
The number that matters
One acre is 43,560 square feet.
Divide ₹264 crore by 43,560 and you get ₹60,606.
So the land alone cost about ₹60,600 per sq ft. There is no foundation and no concrete yet. That is the price of empty land.
What the government expected, and what it got
TGIIC set a reserve price of ₹175 crore an acre. This is the lowest price at which they would sell.
The final price was ₹264 crore. That is 50.9 percent above the floor.
Three months earlier, in May 2026, TGIIC sold land at ₹237 crore an acre. That was the record then. It lasted about ninety days.
Why a developer pays this
A developer who pays ₹60,600 per sq ft for empty land must build a large floor area on it. That is the only way the numbers work.
When you build more area on one acre, the land cost per sq ft goes down. That is why buildings in west Hyderabad get taller. It is not a design choice. It is arithmetic.
What this means if you are buying
Two things follow.
First, land near the Financial District is now priced for large institutions, not for individuals. When a developer pays ₹1,386 crore for five acres, a private buyer cannot compete.
Second, buildings that already stand in this area are on land bought at a lower price. When a developer bought the land earlier, they can offer a better price on the flat today.

When a developer pays ₹264 crore an acre, the flats on that plot cannot be cheap. When you know what the developer paid for the land, you know what they must charge for the flat.
