The terms you accept by using this site, written plainly enough to actually read.

1. Who you are dealing with
This website is operated by House of Investors, a real estate wealth house with its office at Flat 408, Aparna Greens, Nanakramguda, Hyderabad, Telangana 500032, India. In these terms, "we", "us" and "the house" mean House of Investors. "You" means anyone using this site.
By using the site you accept these terms. If you do not accept them, please do not use the site.
2. What this site is
This site describes who we are and how we work. It is an introduction to a conversation.
3. What this site is not
This is the most important section on the page, so it is the shortest.
Nothing on this site is an offer, a solicitation, or investment advice. Nothing here is a recommendation to buy, sell or hold any property, land, security or financial product. No content on this site creates an advisory relationship between us.
We are not a stockbroker, a mutual fund distributor, an investment adviser registered with SEBI, or a bank. Where an engagement requires a licensed professional, that work is carried out by qualified professionals from our network, subject to their own terms, eligibility, documentation and applicable regulation.
An advisory relationship with us begins only when it is agreed in writing, after a private consultation.
4. Property and project information
Where we name a project, quote a price, state a size, or show a plan, that information comes from the developer or from public records, and it can change without notice.
- Prices described as indicative are indicative. Final pricing is set by the developer.
- Images described as artist's impressions are artist's impressions, not photographs of a finished building.
- Dimensions must be verified against the final agreement drawings before you rely on them.
- Projects are presented under the developer's RERA registration, which is stated on the relevant page. Check it independently at the Telangana RERA portal.
- Availability, payment terms and possession dates change. Confirm them with us in writing before you act.
Do not commit money on the strength of a web page. Every engagement is documented separately.
5. Risk
All investments carry risk, including the risk of losing money. Property is illiquid: you may not be able to sell when you want to, or at the price you want. Past performance of any market, corridor, developer or asset is not a guarantee of future results. Any projection or expectation described on this site is an opinion, not a promise.
You are responsible for your own decisions. Take independent legal, tax and financial advice before committing.
6. Using the site properly
You agree not to:
- use the site for anything unlawful, or in a way that breaks any applicable regulation;
- attempt to gain unauthorised access to the site, its server, or any connected system;
- introduce malicious code, or attempt to disrupt or overload the site;
- scrape, harvest or systematically extract content for a commercial purpose without our written permission;
- submit false information, or submit another person's details without their permission.
7. Enquiries you send us
When you submit an enquiry, you confirm the details you have given are yours and are accurate, and that we may contact you about it by phone, email or WhatsApp. Handling of that data is covered by our privacy policy.
Please do not send confidential documents, identity documents or financial statements through the enquiry form. We will tell you a secure route when the engagement needs one.
8. Intellectual property
The content of this site, including the text, layout, design, and the House of Investors name and shield mark, belongs to us or is used with permission. You may read it, print it, and share links to it. You may not republish it, sell it, or present it as your own.
Developer names, project names and logos shown on this site belong to their respective owners and appear with permission where a mandate exists. Market data is credited to its published source. Research from Knight Frank, Anarock, ICRA and the Telangana registration authorities remains the property of those organisations, and is quoted here with attribution.
9. Links to other sites
Where we link to another site, including YouTube, WhatsApp and social platforms, we do not control it and are not responsible for its content or its handling of your data. Those sites have their own terms.
10. Availability
We try to keep the site running and accurate, but we do not guarantee it will always be available, uninterrupted, or free of error. We may change, suspend or withdraw any part of it without notice.
11. Our liability
To the extent Indian law allows, we are not liable for any indirect or consequential loss, loss of profit, loss of opportunity, or loss of anticipated savings arising from your use of this site or from reliance on anything published on it.
Nothing in these terms limits liability for fraud, for fraudulent misrepresentation, or for anything else that cannot lawfully be limited.
12. Changes to these terms
We may update these terms. The version on this page is the one that applies, and the date at the top tells you when it last changed. Continuing to use the site after a change means you accept the updated terms.
13. Governing law
These terms are governed by the laws of India. The courts at Hyderabad, Telangana have exclusive jurisdiction over any dispute arising from them or from your use of this site.
