Hyderabad registered 6,166 homes in July. The average was Rs 72 lakh.

Knight Frank India released its Hyderabad registration numbers on 19 August 2026. Here is what they say.

In July 2026, Hyderabad registered 6,166 homes. That is 11 percent more than June. Against July last year, it is up 1 percent.

The value of those registrations was Rs 4,447 crore, which is 7 percent higher than June and 7 percent higher than July last year.

Do the division

Rs 4,447 crore across 6,166 homes works out to about Rs 72 lakh per registration.

That is the average Hyderabad home changing hands, on paper, in July.

Volume flat, value rising

Put the two year on year numbers side by side.

Registrations against last July: up 1 percent. Value against last July: up 7 percent.

Roughly the same number of homes are selling. They cost more.

This is the most useful pattern in the Hyderabad market right now, and it has held for a while. The market is not growing by selling more flats. It is growing by selling costlier ones.

The seven month picture

Between January and July 2026, Hyderabad registered 44,158 homes. That is 4 percent more than the same seven months of 2025.

So the year is running slightly ahead on volume and further ahead on value.

What this means if you are buying

If you are selling, a rising average helps you.

If you are buying, a rising average is not the same as your flat rising. An average made of costlier homes moves up even when older individual flats do not. Rs 72 lakh tells you what the market registered. It does not tell you what your flat is worth.

That gap is where most families misprice their own property. They read a market headline and apply it to a specific asset that the headline was never about.
